Can you buy land in Thailand?

Correct. As a foreigner you cannot own land in Thailand. You can own the house that sits on the land and even have it registered in your name, but someone can pull the carpet from beneath you at any time.
So what are your options and what have foreigners been doing for the past 60 plus years.
1. Open a Thai company and the company owns the land, and you own a portion of the company (up to 49%) and the rest the lawyers will protect you.
2. Lease the land from a Thai owner at one dollar per year. (We can assist here). This rental will be registered in the land office and the owner cannot sell the land without your permission. In addition to that, you can have a civil document that explains what the owner will receive in the event of the land being sold.
We can recommend several lawyers who will tell you pretty much the same thing. You're welcome and encouraged to seek legal representation throughout the process. Call me for more information.
